Heat Treatment vs Fumigation for Drywood Termites
Whole-structure termite treatments use either sulfuryl fluoride gas or blown hot air to eliminate drywood termites across an entire house. California’s Structural Pest Control Board states that fumigation and heating the entire house are the only options that ensure eradication in the entire structure, but fumigation ends with a gas measurement while heat relies on internal wood temperatures that published sources disagree on.
Before comparing these two whole-house options, make sure your property actually has drywood termites. If you have subterranean termites instead, neither method will solve the problem on its own. California’s 2019 fumigation booklet notes that subterranean termites require separate treatments to create a barrier between the structure and their nest in the ground. How do whole-structure heat treatment and fumigation work on a house?
Fumigation uses a sealed tarp tent to hold lethal gas throughout every room and wall void, while heat treatment uses industrial blowers to raise structural temperatures high enough to kill insects inside the wood. Both methods cover the entire building rather than isolated spots.
California’s March 2019 fumigation booklet explains that fumigation uses a lethal gas enclosed by sealing the building with plastic and tape or wrapping it entirely in vinyl-coated nylon tarpaulins. The gas permeates the entire structure, reaching visible wood as well as galleries, the tunnels termites hollow out, that human inspectors cannot see or access.
For heat treatment, the California Structural Pest Control Board’s July 1998 fact sheet describes a process where the house is covered with tarps and commercial heaters blow hot air inside until both the air and the structural timbers reach target temperatures.
Efficacy is the main reason homeowners evaluate these whole-structure methods. A December 2005 bulletin from Texas Cooperative Extension explains that research has shown only fumigation at the proper chemical concentration is likely to kill all termites in a structure, noting that if even a few survive, they can tend eggs and sustain the colony. A bulletin from the University of Arizona Cooperative Extension provides an efficacy table rating fumigants at above 99 per cent efficacy and heat treatment at above 95 per cent efficacy. What temperature does heat treatment need to reach to kill termites?
Because published extension standards range from 120°F to 135°F, you must ask your contractor which protocol they follow and how they verify temperature inside structural wood. Holding times also vary across official state publications from 30 minutes to a full hour.
When you look across university extension bulletins and regulatory publications, four major sources give four different target protocols for whole-house heat treatment:
- California’s Structural Pest Control Board fact sheet describes blowing hot air under tarps until the air inside reaches 140°F to 150°F and structural timbers reach 120°F.
- UC IPM’s Pest Notes on drywood termites states that heat treatment requires heating all wood in the structure to a minimum of 120°F and holding that temperature for at least 33 minutes.
- The University of Arizona Cooperative Extension bulletin gives its protocol as heating all wood in the structure to a minimum of 124°F and holding it for at least 30 minutes, rating heat above 95 per cent efficacy.
- Texas Cooperative Extension’s bulletin describes raising the temperature in the center of infested timbers to 135°F and maintaining it for at least 60 minutes.
A treatment whose published target temperature ranges from 120°F to 135°F, with holding times from 30 minutes to an hour, leaves room for different operational standards. How do you know a fumigation is finished and safe?
A fumigation is officially complete when a specialized clearance device confirms the gas concentration inside the home has dropped to one part per million or less. This measurement proves the structure is safe for human re-entry, though it is a safety check rather than a direct count of dead insects.
The pesticide product label for Vikane gas fumigant, accepted by the U.S. Environmental Protection Agency, mandates that workers confirm a sulfuryl fluoride concentration of 1 ppm (part per million) or less with an approved clearance device before anyone re-enters. The active ingredient in Vikane is 99.8 per cent sulfuryl fluoride.
Because sulfuryl fluoride is a gas with no warning properties such as odor or eye irritation, the label mandates using chloropicrin, a tear gas, as a warning agent inside the building before and during treatment. The label states that the structure must remain vacated during both the fumigation and aeration periods. It also specifies that the Structural Fumigation Manual is legally part of the product labeling, and employees who introduce chemicals or conduct clearance testing must participate in registrant training under stewardship rules.
The timeframe for tenting is not instant. California’s 2019 booklet notes that a fumigation takes anywhere from six hours to one week depending on the infestation type, chemical dosage, ambient temperature, and building size. Texas Cooperative Extension adds that the law requires the structure to be kept under constant guard during the fumigation period. When the clearance device reads 1 ppm or below, the building is released for occupancy.
Does heat treatment or fumigation prevent termites from coming back?
Neither fumigation nor heat treatment leaves chemical residue behind, meaning neither method prevents new termites from reinfesting the house later. Homeowners often assume a heavy procedure creates a lasting barrier, but regulatory sources confirm that both methods only kill the insects present on the day of treatment.
California’s 2019 fumigation booklet notes that because fumigants have no residual effect, other household pests can reinfest the structure after a fumigation. Texas Cooperative Extension confirms that tent fumigation gives no residual protection against termite reinfestation. Heat operates under the exact same constraint: once the heat source is turned off and the framing cools down, the wood is as vulnerable to new swarmers as it was before treatment.
Some homeowners explore chemical alternatives or local applications hoping for long-term barriers. What needs to be removed from a house before treatment?
Fumigation requires removing all living things including humans, pets, and plants, along with taking specific precautions for connected utility lines. Heat treatment requires removing heat-sensitive household items, plants, and pets before the interior temperature is raised.

For fumigation, California’s 2019 booklet specifies that all people, pets, and living plants must be removed from the structure before work begins. The pest control company is also required by law to ask you about construction elements, conduits, drains, or central vacuum systems that could allow the gas to pass from your home to adjacent or adjoining structures. This inquiry is essential if you live in a townhouse or duplex, where shared wall spaces or pipe chases could carry gas into a neighbor’s residence.
For heat treatment, California’s Structural Pest Control Board fact sheet notes that pets, plants, and any household items vulnerable to damage from high temperatures must be removed. The Board does not publish an inventory, which makes it a question worth asking before the day rather than on it, given that the air inside the tarps is taken to 140°F to 150°F.
Can any house be heat treated for termites?
Heat treatment is not practical for every building, and California’s regulator says so without naming which buildings.
The California Structural Pest Control Board’s fact sheet states that the time required to complete a heat treatment varies greatly from one building to another based on factors like weather conditions and construction style. The Board explicitly notes that the procedure may not be practical for structures that cannot be heated evenly.
The Board stops there, and so should anyone repeating it: it does not publish a list of construction types that fail, and neither will I. What the sentence does give you is the question to put to a contractor selling heat, which is how their equipment will get heat into the parts of the structure it cannot easily reach, and how they will know it arrived.
Why do termite pellets appear after a complete treatment?
Termite droppings remain inside wood galleries long after the insects die, so seeing dry pellets after treatment does not by itself mean the treatment failed.
Texas Cooperative Extension notes that verifying the success of drywood termite treatments is difficult because these insects are concealed inside wood.
California’s 2019 booklet addresses pellet sightings directly, stating that drywood termites produce small pellets or dusts that remain in their tunnels after the insects are killed. Noticing these signs after a fumigation does not necessarily mean the treatment failed. Furthermore, California’s booklet points out that drywood termites can remain alive as long as a week after receiving a lethal dose of a fumigant.
Texas Cooperative Extension provides a practical verification method to settle whether an infestation is active: remove all signs of infestation, such as pellet accumulations, at the time of treatment, then watch for swarming or pellet production for several months.
Who is legally permitted to perform whole-house termite treatments?
Whole-structure termite treatments must be performed by pest control firms holding specific state licenses for structural fumigation or specialized termite category work.
Because high-heat equipment and compressed fumigant gases carry structural and safety risks, regulatory oversight is strict. The U.S. Environmental Protection Agency states that firms offering termite services must be licensed by your state and advises homeowners to ask to see the company’s license.

Which whole-structure treatment would I choose?
I would choose tent fumigation for a complex building because chemical gas concentration offers a verifiable clearance measurement across every wall void. Heat treatment can be effective, but it relies on physical conduction through framing members that are difficult to verify individually.
If I were faced with a verified whole-house drywood termite infestation in my own home, my choice would depend on structural layout, but I would lean toward tent fumigation with sulfuryl fluoride.
My reading of the regulatory guidelines and university extension research is that gas fumigation offers a clearer end-state measurement. The Vikane label requires a clearance device reading of 1 ppm or less before re-entry, confirming that the gas reached every corner and then successfully aerated. Heat treatment, while avoiding synthetic chemicals, relies on heat moving through wood. Given that four extension sources give four different target temperatures ranging from 120°F to 135°F, and given that California’s Board explicitly warns that structures with uneven heating characteristics may not be practical for heat, thermal execution leaves more variables in the hands of the operator.
I have not seen your house, read your inspection report, or evaluated your building’s construction details. Neither method leaves anything in the wood. What you have bought is a structure with no living termites in it, not a structure that is protected from now on.
I still see pellets weeks after the treatment. Did it fail?
Not necessarily. California's Structural Pest Control Board says drywood termites and some wood-destroying beetles produce pellets and dust that remain in the tunnels after the insects are killed, and that continuing to see them does not necessarily mean the fumigation failed. Texas A&M's method is the useful one: clear away every pellet accumulation at the time of treatment, then watch for new pellets or swarming over the following months.
