Tenting vs Spot Treatment for Termites

The gap between those two claims is where the money and the argument sit. What is each method claiming to do?

The fundamental difference between these two approaches comes down to scope. A whole-structure treatment claims the entire building, while a drywood termite local treatment claims a single location.

The California Structural Pest Control Board explains in its fumigation booklet that whole-structure fumigation is an all-encompassing procedure. Toxic gas permeates every cubic inch of the building, reaching visible wood as well as structural timbers hidden behind drywall and insulation. It is designed to eradicate every drywood termite in the structure at the time of application.

A localized treatment, by contrast, targets only the specific board or cavity an inspector opens. The California board notes that fumigation is not always mandatory for drywood pests. If a home inspection reveals a small, isolated area of activity, an inspector may recommend a spot application. However, the state explicitly warns that local applications will not eradicate hidden colonies living elsewhere in the building.

These methods do not apply to ground-nesting pests. The University of California Statewide Integrated Pest Management Program (UC IPM) states that drywood control techniques do not transfer to ground-based pests. What does California’s regulator say about spot treatment claims?

Sales pitches often blur the line between treating a single colony and protecting an entire house. California’s regulator addressed this exact marketing tactic directly.

The California Structural Pest Control Board wrote a clear standard into its official consumer fact sheet on termite extermination: “Any pest control company that claims whole-house results with local or spot control methods is guilty of false advertising and should be reported.”

The Board’s surrounding statements clarify why that rule exists. State regulatory documents establish that fumigation and whole-house thermal heating are the only options that ensure total eradication across an entire structure. Localized treatments are designed solely to kill termites within a specific, targeted area. They deliberately leave open the possibility of undetected colonies operating in other walls.

My reading of the regulator’s stance is that a spot treatment is not inherently fraudulent. The legal and practical problem arises when a salesperson pitches a spot application as a complete whole-house solution. When a contractor promises that treating three rafters will clean out your entire attic, they are making a claim state regulators consider unlawful.

What did the state’s own field trial find?

To test how well local methods perform in real homes, the California Structural Pest Control Board funded a field trial led by UC Berkeley researchers Vernard R. Lewis, Sara Moore, Robin Tabuchi, and Gail Getty. Published in 2009, the study evaluated six chemical products across 48 active infestations in occupied buildings in fourteen California cities.

The researchers injected liquid chemicals into galleries, the tunnels termites hollow out inside wood, through drilled holes, with the average number per product ranging from 34 to 91. They measured termite activity using acoustic-emission detectors before treatment and three months after application. They compared these chemical treatments against untreated boards and control boards injected only with water.

The trial’s primary statistical finding was striking: the reduction in acoustic-emission activity from the chemical products was not significantly different from the reduction seen in water-injected boards and untreated controls. The authors noted that with the exception of one borate product and the untreated checks, most chemical formulations achieved at least a 90 per cent reduction in acoustic counts. However, high natural variability in termite activity masked the overall treatment effects, rendering the performance unremarkable after three months.

The report records that the manufacturers BASF and Nisus donated products for the study, and the authors noted the evaluation was limited strictly to a three-month post-treatment window. They explicitly stated they could not predict long-term performance past that mark. Their final conclusion was clear: spot methods are not equivalent to whole-structure treatments. While localized applications serve as a necessary last resort when tenting is physically impossible, the authors argued these services are better delivered as ongoing control service agreements rather than one-time eradications.

A companion laboratory study published the same year by UC Riverside researchers Michael K. Rust and Jody Venturina tested similar chemicals on balsa wood blocks. Fresh deposits of the fipronil and thiamethoxam products produced significantly faster kill than the others in that study, but laboratory conditions do not mirror the structural complexity of a real house, and the field trial above is the one that ran in occupied buildings.

Why is finding drywood termites the hard part?

The core challenge of spot treatment is not chemical strength; it is detection. A termiticide kills the insects it touches, but finding every insect inside framed walls is extraordinarily difficult.

The UC Berkeley field study cites an estimate that inaccessible areas in homes in that state can represent 40 per cent of the structural members. Limited access to infested timbers has always been the main barrier to spot treatment success. The researchers pointed out that drywood termite populations vary from a single insect to over 10,000 individuals, and as few as 10 surviving termites can reestablish the infestation.

What does the warranty tell you that the bid does not?

When you hold two bids, the price tag tells you what the contractor charges today. The warranty tells you what the contractor actually believes their work will accomplish.

University of Kentucky entomologist Michael F. Potter notes that most reputable pest control firms will not issue a full warranty on spot treatments. Kentucky’s reasoning is that termites are likely to find other points of entry into the structure, which is a statement about the parts of the building nobody treated. When is localized treatment the sensible choice?

Localized application is not a useless tool. When used within its real limits, it is a practical approach for specific structural scenarios.

The California board recognizes spot methods as a vital option when tenting is physically unfeasible or prohibited by building constraints. The board’s official fact sheet lists approved localized options, which include spot liquid termiticides, localized heat elevated to 120 degrees Fahrenheit, liquid nitrogen freezing wall voids down to minus 20 degrees, electric current, microwave energy, and physical timber replacement.

Arizona Cooperative Extension guidance notes that where drywood activity is small and isolated, removing the infested board and replacing it with pressure-treated lumber is often the cleanest solution. Pressure-treated wood protects against both termites and fungal decay. Arizona entomologists also point out that drywood colonies often grow slowly. Because structural damage accumulates over years rather than weeks, expensive whole-house intervention may not be immediately warranted for a tiny, localized hit.

Arizona’s extension service even includes a monitored no-control option for minor activity, provided the homeowner keeps up a monitoring programme. What does whole-structure treatment fail to buy you?

While whole-house fumigation clears out existing insects, it is not a permanent shield. Homeowners often assume tenting protects a house for years to come, but the regulatory facts state otherwise.

The California Structural Pest Control Board explicitly warns that fumigant gases leave zero residual chemical behind. Once the tarps come off and the air clears, nothing in the wood stops the next swarmer that finds it. Texas Cooperative Extension confirms that tent fumigation gives no ongoing residual protection against re-infestation.

Whole-house treatment also requires patience during evaluation:

  • Delayed Mortality: California’s board notes that drywood termites can remain alive for up to a week after receiving a lethal dose of fumigant gas.
  • Persistent Pellets: Termite fecal pellets remain trapped inside wood galleries long after the insects die. Finding pellets weeks after treatment does not automatically mean the tenting failed.
  • Verification Protocol: Texas A&M recommends clearing all old pellet accumulations immediately after treatment, then monitoring the wood over several months to see if fresh pellets appear.

How do you tell which treatment you are being sold?

The easiest way to spot a misleading sales pitch is to listen to the promise rather than the product name.

If a contractor offers a spot treatment, look at the language on the scope line:

If your inspection report shows termite activity limited to an accessible joist in an open garage or a single exposed fascia board, a localized spot treatment combined with replacing damaged timber is a practical, sensible step. Accept it for what it is: a targeted repair that clears the wood you can see.

However, if your report notes multiple active spots across different rooms, or if your home features extensive uninspected wall voids, do not pay for a spot treatment expecting whole-house clearance. If a salesperson promises that a localized application will clean out your entire structure, demand that they put a whole-house repair and re-treatment warranty in writing. If they refuse, you know their bid is promising something their chemical cannot deliver.
