Termite treatment cost calculator

This works out how much termiticide a liquid barrier on your house requires, from the rate printed on the label, and gives an indicative price band beside it. The gallons are the strong number and the one part of a bid you can check yourself. The price is scaled from a single published figure, and I show you exactly how.

Measure it if you can. For a plain rectangle it is two times the length plus the width.

Ask the company. It is the depth from the soil surface down to the footing.

Interior foundation walls, an attached garage slab or an earth-filled porch all add to this. NC State Extension says the total for a house like the worked example could easily exceed 100 gallons.

Scaled from a single published figure under a single stated assumption, and rounded to $50 because the inputs do not justify more. It is not a quote. Read the derivation below before you use it on anybody, because it has four real weaknesses and I would rather you knew all of them.

The price column does not vary with depth, because the figure it is scaled from does not record a depth. That is a limit of the source, not a statement that depth is free.

What to do with the number

Ask every company bidding how many gallons they are quoting, and ask before work starts. The rate is on the EPA-accepted label for Termidor SC, and NC State Extension describes it as the rate for most termiticides, so it is not one company's opinion. A bid well under the label figure is a bid for a different and thinner job, and now you can see that on paper rather than guess at it. What this calculator cannot tell you

  • The price band is not a quote and is far weaker than the gallons. It scales one 2022 figure from one source by one assumption, with no regional adjustment. The section below sets out all four of its weaknesses.
  • It covers the outside foundation wall only. Interior walls, an attached garage slab, an earth-filled porch and a bath trap all add volume.
  • It applies to a liquid barrier treatment. A bait system is priced per station and per year of monitoring, and fumigation is priced by the volume of the whole building.
  • It cannot see your house. Perimeter and footing depth are your measurements, and the footing depth in particular is worth asking the company to confirm.
  • Gallons are a check on the scope of the work, not a verdict on the company or on whether you need the treatment at all.

Where the price comes from, in full

Every other calculator in this field multiplies a base figure by a region factor and a severity factor, and none of them says where the base figure came from. Here is mine, whole, so you can decide how much weight it carries.

One published figure. Mississippi State University Extension, writing on 29 September 2022, says the cost to treat a 2,000-square-foot house may range from $1,200 to $2,000, plus the annual cost of maintaining the protection. That is the only price I could find anywhere from a source that names itself and dates itself.

One assumption. That figure is given by floor area, and this calculator works in perimeter, so the two have to be joined. I have assumed the house is square. A 2,000-square-foot square is 44.7 feet on a side, so its perimeter is 178.9 feet. Dividing gives $6.71 to $11.18 per linear foot, and your perimeter scales it. That is the whole model. There is no third step.

Four things wrong with it

  • It is one source. Not a survey, not a sample, and nothing to cross-check it against. If Mississippi State is high or low, so is this page.
  • The figure is from September 2022 and I have not adjusted it. Nearly four years have passed. I would rather show you a stale number you can date than a fresh-looking one I invented by applying an index nobody has validated for this trade.
  • There is no regional variation in it at all. Termite pressure and labour rates both vary enormously across the country, and I have no published basis for a multiplier, so there is none here. Treat the band as national.
  • The square-footprint assumption flatters compact houses. A long, narrow or L-shaped house has more perimeter per square foot than a square one, so a real quote for it will sit above this band.

What that makes it good for: noticing that a quote is three times the band, or a third of it. What it is not good for: arguing a few hundred dollars with a company that has seen your house, which you have not asked me to see and I have not.

On inspection fees, separately, I found nothing publishable at all, so there is no inspection price anywhere on this site. The Department of Veterans Affairs circular that governs who pays for a wood destroying pest inspection on a VA loan authorises the charge and prints no amount anywhere in it. Several results that looked official turned out to be marketing PDFs uploaded into the file-upload folders of university and government websites, carrying a sales phone number in the title.

The gallons above are the stronger number, and they are the reason to use this page. They come off a published label, the arithmetic is fixed, and a bidder can be asked to confirm them.

How the arithmetic was checked

The rate is 4 gallons per 10 linear feet per foot of depth, down to the top of the footing. NC State Extension works an example at 120 linear feet with a one-foot footer and puts it at 48 gallons. This page computes 48 gallons for the same two inputs, which is how I know the formula matches the published example rather than my own arithmetic.

One thing in that example is worth flagging rather than smoothing over. NC State describes those 120 linear feet as a 40 foot by 30 foot footprint, and the full perimeter of a 40 by 30 rectangle is 140 feet, not 120. I have used their linear-feet figure, because that is the number their gallons follow from, and I have not tried to reconcile the two. It is a good reason to measure your own perimeter rather than derive it from a floor area.
