What I can help with
Questions about what something on this site means. Pointers to the right page or the right source. Telling you what questions to ask a contractor before you sign something. Reader-reported prices, which are genuinely useful to me and will eventually become published cost data with the method stated.
What I can't
I can't tell you what's happening in your house. Not from a photograph, not from a description, not from a video. Nobody can, including people who are licensed to inspect. Anyone who offers to diagnose your property remotely is guessing, and the guess is usually in the direction of a sale.
I'm not a licensed pest control operator, so I can't inspect, recommend a treatment for your specific address, or sign anything for a transaction. If a question needs someone standing in your crawlspace, I'll say so and I'll say it quickly.
How long I take
I read everything. I answer what I can, usually within a week, sometimes longer. If your question is time-critical because a closing is coming up, say so at the top of the message and I'll move it up.
Corrections
If I got something wrong, please tell me. This is the most useful email I receive. I publish corrections with the date rather than quietly editing, and I'd much rather be corrected than be quoted being wrong. Send the page, the line, and what you think it should say. A source helps but isn't required.
