How Much Does Termite Tenting Cost?
Termite tenting cost $1 to $4 per square foot on the published price pages I read on 15 October 2026, and most of their whole-house figures for an ordinary house fall between about $1,000 and $5,000. Taller, larger and more complicated houses cost more. None of those pages is a quote for your house, and the bid you get depends on things they cannot see.
How much does termite tenting cost?
Seven sources, each named with the date its page was last updated: three price and referral sites, three pest control companies, and one university news release.
| Published by | Kind of publisher | Page last updated | What it says |
|---|---|---|---|
| Fixr | cost aggregator | 31 January 2025 | $2,500 to $7,750, around $6,250 for a 2,500 sq ft home, $1 to $4 per square foot. |
| BetterTermite | cost information site | 11 September 2026 | $1 to $4 per square foot, which it credits to HomeGuide; $1,200 to $2,500 for 1,200 sq ft; $2,200 to $3,800 for 2,500 sq ft. |
| Networx | contractor referral site | 1 September 2026 | $1,200 to $2,500 for 1,250 sq ft; $2,200 to $3,800 for 2,500 sq ft. |
| Time’s Up Fumigation | Florida fumigation company | 16 September 2026 | $1,200 to $2,500 for about 1,500 sq ft; $3,000 to $5,000 for 2,500 sq ft or larger. |
| Hoffer Pest Solutions | Florida pest control company | 11 March 2026 | $1,000 to $3,000 in Florida; $1.00 to $2.00 per square foot. |
| Termike Pest Control | Southern California pest control company | 28 March 2026 | $1,200 to $3,500 or more for full tenting. |
| University of Florida IFAS | university news release | 22 February 2023 | assumes $2,000 per fumigation to estimate what Florida spends on one drywood species each year. |
For a house of about 2,500 square feet, these pages run from $2,200 at the low end on BetterTermite and Networx up to around $6,250 on Fixr. BetterTermite and Networx print almost identical figures, so they are closer to one reading than two. None of the six commercial price pages explains how its figures were gathered, and Fixr’s entry is the oldest in the group, dating to January 2025. The University of Florida IFAS figure is an operational assumption used to build a statewide economic total, not a price quoted to a homeowner. These are readings of what each page said on 15 October 2026, not a survey.
Why do tenting prices vary so much?
Tenting prices vary because pricing websites list estimates by floor area, whereas a fumigator works from the building’s volume, because the gas dose is calculated from the cubic footage under the tarps.
So two houses with the same floor area can get very different quotes. A second storey, a steep or tiled roof, a vaulted ceiling or an attached patio cover changes what goes under the tarps, and a house close to its neighbours takes the crew longer to tarp and seal. Hoffer Pest Solutions reports a 2,600 square foot two-story home in Northeast Florida at $8,700 “due to added complexities.”
The calculation behind a fumigation bid also includes environmental factors like temperature, seal tightness, and monitoring equipment. I cover those dose inputs directly in my guide to fumigation services.
What else does tenting cost besides the fumigation?
Tenting brings costs that may not appear on the fumigation invoice: lodging, pet boarding, utility charges, and any treatment for subterranean termites.
Tenting means leaving the house. The California Structural Pest Control Board states that a fumigation can take from six hours to one week depending on the infestation, dosage, temperature, and structure size. That timeline requires budgeting for hotel nights, pet boarding, and eating out.
You must also prepare the home physically. Everything meant for human or pet consumption, including medicine, food, and items eaten or swallowed, must be sealed in special bags or carried off site. Gas utilities must be turned off and relit after clearing, which local utility providers sometimes charge a fee to handle. Outside, crews must place tarps flat, which can require trimming shrubs, moving perimeter plants, or repairing roof tiles cracked during the tarping process.
The biggest hidden bill arrives when a home has more than one insect issue. The California Structural Pest Control Board notes that fumigants have no residual effect once tarps come off, and that subterranean termites require separate treatments to create a barrier between the structure and their nest in the ground. If your home has drywood termites in the wood and subterranean termites in the soil, you pay for tenting and a separate soil barrier. You can read my guide on subterranean vs drywood termites to identify which pests you have, or run soil treatment figures through my cost calculator.
Is tenting worth it compared with spot treatment?
Tenting is worth its higher price when the infestation has spread or cannot be fully found; spot treatment works only when it is limited to wood the applicator can reach.
Spot treatments carry lower price tags on paper. Termike Pest Control lists $800 to $1,800 for no-tent treatments against $1,500 to $2,800 for full fumigation on a 1,500 to 2,000 square foot home with a moderate drywood infestation. However, partial treatments come with structural limits. The California Structural Pest Control Board notes that fumigation is not always required for drywood termites, but localized treatments will not eradicate hidden infestations elsewhere in the building.
A spot treatment is only cheaper if it reaches every active colony in the house. If insects sit behind drywall or inside hidden support beams, a drill-and-treat job misses them, and the termites keep feeding while you pay for a second treatment. To weigh localized options against whole-structure gas or heat, read my guides on tenting vs spot treatment and heat vs fumigation.
What should a tenting quote include?
A complete tenting quote should list the building’s measured volume, the chemical used, project timelines, prep responsibilities, and warranty coverage.
When you review a contract, verify that it contains these eight line items:
- The cubic footage the company measured.
- The specific brand or chemical name of the fumigant and the target insect.
- The specific number of days and nights you are required to remain off the property.
- An explicit note stating whether gas utility shut-off and restoration fees are included.
- Clarification on who supplies the food bags and who assumes responsibility for bagging items.
- A separate, itemized cost for structural wood repair so you can price lumber work independently.
- Clear warranty terms specifying whether coverage pays for structural repairs or strictly re-treatment, which I explain in my guide to repair bond vs re-treatment warranty options.
- Written confirmation that a follow-up inspection is included after the tarps come down.
Two quotes are only comparable when they answer these eight items the exact same way. Before signing any contract or paying a deposit, use my step-by-step checklist on vetting a pest control company to verify licensing and contract terms.
What I would do with a tenting quote
Start by getting a written diagnosis that identifies the exact pest species and the physical extent of the infestation before requesting any price bids.
If you do not have an inspection report in hand, my page on what a termite inspection costs covers the price of that first step. Once you hold an official report confirming drywood termites, get written tenting bids from at least two local contractors. If one of those companies suggests a localized, no-tent option, ask it to say in writing why its method will reach every colony.
Evaluate competing quotes by comparing their itemized services, cubic volume measurements, and warranty protections line-by-line rather than looking strictly at the bottom-line cost. If your inspection shows subterranean activity in the soil as well, price that treatment separately.
I have not seen your house, so local property layouts, attic heights, and infestation boundaries will dictate your final numbers. Getting those details on paper first keeps you from paying for a full tenting job when a smaller fix would work. It also keeps you from buying a spot treatment that leaves active colonies inside your walls.

Common questions
How much does it cost to tent a 2,000 square foot house?
No price page read on 15 October 2026 gives a figure for exactly 2,000 square feet. Termike, a Southern California company, quotes $1,500 to $2,800 for full fumigation of a 1,500 to 2,000 sq ft home with a moderate drywood infestation, and Time's Up Fumigation, in Florida, quotes $1,200 to $2,500 for about 1,500 sq ft. A two-storey house or a complicated roof can cost more than its floor area suggests.
How long do you have to be out of the house for tenting?
California's Structural Pest Control Board says a fumigation can take from six hours to one week, depending on the infestation, the dose, the temperature and the size of the structure. Most households plan for a few nights away, so add lodging and pet boarding to the cost of the tenting itself. Ask the company for the number of nights in writing.
Does termite tenting come with a warranty?
Many tenting contracts include one, but the terms differ. Ask how long it lasts, whether it covers drywood termites only, and whether it pays for repairs or only for treating again. Tenting leaves nothing behind in the wood, so a warranty is the only protection after the tarps come off.

Termite Heat Treatment vs Fumigation
Whole-structure termite treatments use either sulfuryl fluoride gas or blown hot air to eliminate drywood termites across an entire house.
A localized spot treatment targets drywood termites in a single board, while whole-structure tenting treats the entire building to kill hidden colonies.
Many companies that sell termite treatment inspect for free. The published price pages I read on 8 October 2026 put a paid termite inspection at roughly $50 to $300, and a home-sale report can add a…
