Do Termite Sprays Actually Work?

A can of termite spray kills the termites it touches. It does not control an infestation, and that is not my opinion, it is a distinction the US Environmental Protection Agency enforces in writing.

Here is EPA’s own sentence:

“Products that only claim to kill termites have not demonstrated the ability to protect structures against termites. These products are only intended to kill termites that directly contact the pesticide, not the whole infestation.”

So the short answer is no, spraying is not a viable solution for a termite infestation of a building. The longer answer is more useful, because there is a narrow case where DIY is legitimate and it is worth knowing where the line falls.

Who this is for

You have found termites, you have seen a bottle at the hardware store, and you would rather not spend four figures if you do not have to. Reasonable. If you have not identified what you are looking at yet, do that first: the treatment for subterranean and drywood termites is completely different, and the wrong one is money set on fire.

The clearest evidence is a regulator’s edit

In 2005, EPA reviewed the label for a retail product marketed as a do-it-yourself termite killing spray, and instructed the registrant to make a specific change:

“Delete the claim ‘control(s)’ preceding or following ‘termites’ throughout the labeling.”

The product could keep saying it kills termites. It was not allowed to say it controls them.

EPA also told the company to move its own limiting footnote, the one reading “For localized control only… get a professional inspection,” from page two up onto the front panel above the ingredient statement.

That is the entire subject in one regulatory action. Kills and controls are two different claims, and only one of them has to be backed by evidence. EPA requires termiticides to demonstrate structural protection over a minimum number of years before registration. Contact sprays make no such claim and have proved no such thing.

Why the colony is out of reach

Subterranean termites live in the soil, not in your wall. The ones in your wall are foragers, and they are a fraction of what is out there.

NC State Extension describes eastern subterranean colonies as averaging roughly 300,000 individuals, sometimes reaching several million, nesting below the frost line and spending nearly their entire lives underground, foraging over as much as a third of an acre and travelling up to 200 feet from the nest.

Nobody has published a figure for what proportion of a colony sits inside a structure at any moment. The shape of it is not in doubt: the colony is in the ground, the termites you can see are out shopping, and killing shoppers does not close the shop.

That is also why extension services are dismissive of partial treatment generally. Kentucky: “localized ‘spot’ treatments are usually a gamble except in cases of warranty-related retreatment. Most reputable pest control firms will not warrant spot treatments, since it is likely that termites will eventually find other points of entry into the building.”

Why spraying looks like it worked

Spraying appears to work. The termites at that spot stop appearing, and you conclude the problem is handled.

Meanwhile Kentucky notes that infestations “can go undetected for years, hidden behind walls, floor coverings, insulation, and other obstructions,” and that “termite feeding and damage can even progress undetected in exposed wood because the outer surface usually remains intact.”

The parallel case from retail bait stakes makes the same point more sharply: “Termites tend to be cryptic in their foraging and feeding habits; feeding on Terminate stakes out in the yard is no assurance that termites are not also feasting on the structure.”

Nothing about a treated spot tells you what is happening three feet away inside a joist. A false sense of security is worse than no treatment, because it stops you looking.

Why a homeowner cannot realistically do a proper barrier

Set the law aside for a moment and look at the physical job. The Termidor SC label specifies 4 gallons of finished dilution per 10 linear feet, per foot of depth, applied into a trench dug to the top of the footing, with rod holes no more than 12 inches apart, and the whole thing has to form what the label calls a “continuous treated zone.”

Kentucky’s summary: “A typical treatment may involve hundreds of gallons of a liquid pesticide… injected into the ground along the foundation, beneath concrete slabs, and within foundation walls,” using “powerful masonry drills, large-capacity spray tanks, and long metal rods for injecting soil.”

And the label attaches a warning to cutting corners: “Large reductions of application volume reduce the ability to obtain a continuous treated zone.”

A garden sprayer cannot produce that, and the gap it leaves is the thing termites find.

Two separate questions get muddled here, so take them apart.

Can you buy it? Some termiticides are restricted-use, meaning certified applicators only. Sulfuryl fluoride, the structural fumigant, is one. But the professional liquids work differently: Termidor SC is not classified restricted-use, and is instead gated by a sale-and-use restriction printed on the label, limiting it to “individuals/firms licensed or registered by the state to apply termiticide.” The label also says plainly that “States may have more restrictive requirements.”

Can you apply it to your own house? Often yes, for a general-use product. California’s Structural Pest Control Act exempts “pest control performed by persons upon property that they own, lease or rent.” Check how your own state words that exemption before you buy anything, because the labels themselves warn that states may go further.

What governs everything either way: “It is a violation of Federal law to use this product in a manner inconsistent with its labeling.” EPA’s own phrasing is that the label is the law. Read it before you buy, not after.

Where DIY is genuinely legitimate

I do not want this page to read as a blanket “leave it to the professionals,” because that is the register that makes a site sound industry-funded, and because it is not what the sources say.

Kentucky names the exception outright: “In short, termite treatment is a job for professionals. A possible exception might be if a mailbox post or other small wooden object not attached to the house was infested.

Borate wood treatment is the other real case. Bora-Care carries no restricted-use classification and no licensed-applicator requirement, and its label permits brush, roller, spray or dip application. The constraints are real though: bare wood only, with any paint or finish removed first, and the treatment holds only where the wood stays clear of rain and ground contact. It is a wood treatment, not a soil treatment, and its own label says so.

Beyond that, drywood termites specifically are out of bounds for DIY. UC IPM: “the products needed for controlling these pests are not available for homeowner use. Except for wood removal, homeowners should seek help.”

What I would actually do

I would spend the money on identification before spending anything on chemicals. Getting the species wrong is the expensive error in this whole subject, and an inspection or a free extension identification tells you which page you should be reading.

For a detached wooden object — the mailbox post, a piece of furniture, a fence rail — I would treat it myself and not think twice.

For anything attached to the house, I would not buy a spray. Not because DIY is beneath anyone, but because the specification that makes a barrier work is a continuous treated zone at a label rate that runs to hundreds of gallons, and a product that cannot deliver that is not a cheaper version of the job. It is a different thing that happens to kill some termites.

And if you have already sprayed and the termites stopped appearing, treat that as unknown rather than solved. Go and look again in three months.

Common questions

Can I just buy Termidor and do it myself?

Not lawfully in most cases. The Termidor SC label restricts sale, use and storage to individuals and firms licensed or registered by the state to apply termiticides, and using a pesticide against its label is a federal violation. The label also warns that states may impose stricter requirements. Separately, the job needs hundreds of gallons of dilute product, a masonry drill and soil rods, so the license is not the only obstacle.

Is it legal to treat my own house?

For a general-use product, often yes. California's Structural Pest Control Act expressly exempts pest control performed by people on property they own, lease or rent. Check how your own state words that exemption, because the labels themselves warn that states may go further. That answers the legal question and not the practical one, which is whether the product does anything useful.

What about bait stakes from the hardware store?

Kentucky's extension service concluded that baiting is a job best left to professionals, and noted that homeowners may still believe their house is protected, an assumption not proven by published research. In 1999 the FTC and nine state attorneys general settled with the maker of Terminate over unsubstantiated claims, requiring the label to say it is not recommended as sole protection against termites.
